<p><strong>Mega Partnering</strong> (or MegaPartnering if you prefer) was billed as &#8220;The Greatest Business &amp; Real Estate Event on The Planet&#8221;.</p>
<p>Did entrepreneur and syndicated radio host JT Foxx deliver? Yes.</p>
<p>What word adequately describes the event? Anyone who attended would likely respond with, &#8220;Wow!&#8221;</p>
<p>I returned as Master of Ceremonies for the 2/2011 Mega Partnering event held in Los Angeles. In Part 1 of this series, I start with&#8230;</p>
<p><strong>Rock legend Gene Simmons</strong></p>
<p>JT Foxx is known for providing &#8220;Wow&#8221; experiences&#8230;and, he didn&#8217;t disappoint. Headliner <strong>Gene Simmons</strong> rocked the house&#8230;but not with a guitar.</p>
<p>The house lights went out. The projection screens lit up. Pounding music electrified the room.</p>
<p>The message was clear. Beyond the experience that KISS is to this day, KISS <em>is a business</em>&#8230;a very successful business.</p>
<p>And, it&#8217;s aggressively driven by Gene Simmons.</p>
<blockquote><p>&#8220;I am a business man stuck in the body of a rock star.&#8221; ~ Gene Simmons</p></blockquote>
<p>Although still very much looking the part of the rock star that he continues to be to this day, Gene is also a branding, marketing, and licensing genius&#8230;with over 2,500 KISS related licenses.</p>
<p>Gene&#8217;s messaging to the Mega Partnering attendees was emphatic.</p>
<blockquote><p>&#8220;You cannot fail. You have more opportunity than anywhere in the world.&#8221; ~ Gene Simmons</p></blockquote>
<p><strong>Spread your risk</strong></p>
<p>Gene is a believer in minimizing exposure. One example he demonstrated was with everyday smartphones.</p>
<p>What happens if you lose your phone&#8230;or it stops working? Is your electronic contact list and calendar backed-up? Regularly? Gene chooses to carry a paper &#8220;Day-Timers&#8221; like organizer in his snake-skin boots.</p>
<p><strong>The most powerful business tool you have</strong></p>
<p>Gene was emphatic that <em>eye contact</em> is the most powerful tool you have&#8230;and it&#8217;s one of the first things people see.</p>

<p>It&#8217;s something business people have to work on, as so many almost seem to avoid eye contact.</p>
<blockquote><p>&#8220;The better you communicate and look people in the eye, the more successful you will be&#8221; ~ Gene Simmons</p></blockquote>
<p><strong>Your messaging</strong></p>
<p>Gene emphasized the importance of the consistency of messaging&#8230;and connecting it to yourself. He feels you need to be a walking example of your brand.</p>
<blockquote><p>&#8220;A lighter message travels easier.&#8221; ~ Gene Simmons</p></blockquote>
<p>Simplify complicated brand messaging&#8230;and elevator pitches.  Make it so they don&#8217;t need a decoder ring to understand the jargon.</p>
<p>Have an easy to understand message. Have a logo. Trademark them.</p>
<p><strong>Literacy is the access to power</strong></p>
<p>Like me, Gene feels you need to be educated in the business you choose to pursue.</p>
<p>And, you need to surround yourself with people who will push you&#8230;coaches, mentors, advisors.</p>
<p>He says you should get rid of the losers around you who drag you down&#8230;or don&#8217;t make you money.</p>
<p><strong>Opportunity</strong></p>
<p>Gene acknowledged that times are bad&#8230;but, went on to say that the opportunity is <em>now</em>.</p>
<blockquote><p>&#8220;Borrow money and invest in America&#8221; ~ Gene Simmons</p></blockquote>
<p><strong>The Military Model</strong></p>
<p>You have a business. The competition is over <em>there</em>.</p>
<blockquote><p>&#8220;Operate your business like a Navy SEAL&#8221; ~ Gene Simmons</p></blockquote>
<p>SEALs don&#8217;t mess around. They take decisive action. Get the idea?</p>
<p><strong>Nothing is impossible</strong></p>
<p>Gene and his mother immigrated to the U.S. from Israel when he was a boy. He spoke no English when he arrived.</p>
<p>He literally started with nothing&#8230;and built an empire that endures to this day.</p>

<p><strong>Why you want to attend</strong></p>
<p>First, why do I attend? Because it&#8217;s a strategic move to make.  How so?</p>
<p>The connections I make&#8230;and the power players I get face-time with.</p>
<p>All hype aside, successful entrepreneur JT Foxx <em>is</em> bringing together some of the biggest names in business and real estate for three days to share their wisdom. Scheduled to attend are:</p>
<ul>
<li><strong>Gene Simmons</strong>: Branding &amp; licensing expert&#8230;and, yes, co-founder of the rock band KISS</li>

<p>Having MC&#8217;ed the previous Mega Partnering event, I can speak with some authority on how a MegaPartnering event unfolds.</p>
<p>At it&#8217;s core, this event is about networking and connecting with successful business and real estate professionals&#8230;some from around the world. For the networking portion of the event, successful business people come to:</p>
<ul>
<li>Establish new business relationships</li>
<li>Find &amp; discuss deals</li>
<li>Discover opportunities</li>
<li>Secure funding</li>
</ul>
<p>Come prepared to network&#8230;and dive in. You may be amazed to see your network expand exponentially.</p>
<p>The speakers from the previous MegaPartnering event shared valuable advice that attendees could take home and plug right in to their businesses to help make them more successful. Expect the same from this coming event.</p>
<p>Take a lot of notes&#8230;then, put the advice into action. Read that again.</p>
<p>On a side note, I&#8217;ve been to many business and real estate events in my time. And, I&#8217;ve seen my share of pitches for products and coaching. I&#8217;m expecting this to occur at this event.</p>
<p><strong>Your game plan</strong></p>
<p><em>Get your tickets now</em> before Mega Partnering L.A. 2011 sells out. <em>Go for the VIP tickets</em> if they&#8217;re available, as you get the bonus day added&#8230;and you get to  attend the VIP dinner with the event speakers. JT typically puts a  speaker at each dinner table.</p>
<p>Bring a lot of business cards&#8230;you&#8217;ll need them.</p>
<p>And, dress in your business attire&#8230;but, only if you want to be taken seriously.</p>
<p>Have your 29-second &#8220;elevator pitch&#8221; ready. You&#8217;ll want that for the speed-networking session.</p>
<blockquote><p>&#8220;We match proven buyers with institutional &amp; private sellers of distressed bulk commercial &amp; residential properties and notes. Do you know someone who may be interested in buying or selling distressed bulk properties or notes?&#8221;~ Don Roberts elevator pitch</p></blockquote>
<p>Show up early each day and network. Grab a good seat when the doors open. If you get the VIP tickets, you get to grab a seat up front. Network with those seated around you.</p>
<p>Network at breaks, lunch, dinner, and afterward.</p>
<p>Focus on the people you meet. People love talking about themselves. Make it about <em>them</em>.  They will naturally ask about you. Wait for it&#8230;then talk about you.</p>

<p>Don&#8217;t be the one who leaves a card at everyone&#8217;s seat during a break. If you do, you haven&#8217;t begun a relationship. You&#8217;ve done a drive-by. I toss drive-by cards.</p>

<p>Follow-up with the people you meet. It&#8217;s easy to put off&#8230;I know. Just do it&#8230;and watch your business take off.</p>
<p><strong>Bottom line</strong></p>
<p>I met my two current business partners (Candace Pendleton-Batty and Brady Curtis) at events. Candace at a real estate event&#8230;and Brady at the World Connects Summit (an event co-produced by JT Foxx &amp; Raymond Aaron). I&#8217;ve gotten some great exposure for National Syndication Network, LLC (NSN)&#8230;and for myself. And, I can truthfully say that I&#8217;ve begun valuable and lasting business relationships from the previous MegaPartnering event.</p>
<p>I&#8217;ll be MC&#8217;ing this one, too. Let&#8217;s connect at the event.</p>
<p><strong>Where and when</strong></p>
<p>The Mega Partnering event takes place at  the Marriott  Los Angeles Airport Renaissance hotel February 11th  through the  13th. 			<content:encoded><![CDATA[<p></p><p>NSN co-founder Don Roberts caught up with Robert Kiyosaki in Scottsdale today. Robert is a business and real estate mogul who&#8217;s probably best known for authoring the groundbreaking book &#8220;Rich Dad, Poor Dad&#8221;.</p>
<p>Robert also sits at the helm of the Rich Dad empire&#8230;who&#8217;s mission is teaching financial intelligence to the people of the world.</p>
<p>One of the things Robert teaches is that people can become wealthy by buying income-producing assets, such as commercial properties and residential properties.</p>
<p>Robert practices what he preaches. He and his wife Kim are shrewd investors who, through their real estate investment arm, buy large multifamily complexes and golf courses&#8230;often at a fraction of the BPO&#8230;and using other people&#8217;s money, talents, and time in the process. Robert and Kim are &#8220;buy &amp; hold&#8221; cash-flow investors.</p>
<p><strong>NSN, the market, and taxes<br />
</strong><br />
I got Robert up-to-speed on NSN&#8217;s progress&#8230;and the transactions we&#8217;re currently working on. And, it felt a bit like the student returning to the master (since I&#8217;ve been taking advice from Robert for years).</p>
<p>Regarding the market, Robert knows there is currently a lot of opportunity in the real estate market&#8230;especially in the arena of distressed properties.</p>
<p>And, on taxes, Robert seems particularly concerned over how the federal government is pushing to raise income taxes. He mentioned that it may actually make sense to relocate to states that do not have a personal income tax.</p>
<p><strong>A Nod to Robert<br />
</strong><br />
Robert wasn&#8217;t aware of this, but I informed him that my journey in real estate investing began years ago with reading &#8220;Rich Dad, Poor Dad&#8221;.</p>

<p>If you don&#8217;t have <em>great </em>relationships (not just relationships, but <em>great</em> relationships), then you&#8217;re playing at a disadvantage. And, you&#8217;re likely missing out on the properties, notes, and deals you&#8217;d like to have.</p>

<p>But, there&#8217;s something else that&#8217;s also rewarding&#8230;getting involved in a great charitable cause.</p>
<p>National Syndication Network, LLC (NSN) Co-Founders Don Roberts and Candace Pendleton recently met with George Ross in Manhattan. There, we spoke a great deal about business strategy, negotiation, and showing enthusiasm for what we do.</p>
<p>But, it wasn&#8217;t &#8220;all business&#8221;.</p>
<p>It was clear that one of the things George is particularly passionate about is the work being done by the St. Jude Children&#8217;s Research Hospital to find cures for pediatric cancer and other catastrophic diseases. They&#8217;re striving to give kids with cancer a second chance at life.</p>

<p>And, today, we participated in the St. Jude &#8220;Give Thanks 5K Walk&#8221; in the San Francisco Bay Area. The goal of the participants was to raise $20,000. Together, we did even better&#8230;we raised $21,000.</p>
